The following information is to present the origin and purpose of the organization known as Treasure Cay Amenities Management Limited (TCAML).
Our subdivision was started in the early 1960's and at that time Treasure Cay Ltd. made provisions for the deed of conveyance to include an "annual sum" to be paid by each and every property owner. This sum was to be used for maintaining and improving the roadways, greenways, etc. in the subdivision. The deed also declares the uses and obligations of the property owners and the company - now TCAML.
Some years ago Treasure Cay Ltd. formed a management company to collect and administrate the funds collected per one’s deed. The company is Treasure Cay Amenities Management Ltd. (TCAML) which is often referred to as "amenities".
The annual sum, most often referred to as amenities, is a legal obligation to be paid annually. The fee is based on the square footage of the land; it does not consider any structure on the property. The applicable rates are 1 cent per sq. ft. for single family/residential properties e.g. 12,000 sq. ft. = $120.00 per year. Multi family, i.e. condominiums, villas, etc., pay 2 cents per sq. ft.
All of us chose to live here in Treasure Cay and this annual sum is what will keep supporting the infrastructure costs, i.e. cleaning roadside verges, greenways, tree pruning, road repairs, paving, etc.
We feel sure that our readers are aware that Treasure Cay is a private subdivision and as such we are not supported by the Government.
Collection of these funds is necessary in order to move ahead with the vital needs which keep Treasure Cay the very special subdivision that we call home and are very proud of.
